Can residents stay in place during a re-side or window replacement?
In almost every case, yes. The work is phased building by building or elevation by elevation, with notice to residents and planned access for windows. Our phasing guides for siding and for windows explain the sequencing options and what belongs in the bid.
How do we compare multifamily bids fairly?
Require every bidder to price the same scope, line by line: substrate repair, weather barrier, flashing, penetrations, trim, paint, phasing and warranty. Our multifamily scope-of-work guide lists the lines that most often differ between bids.
Why is a per-door or per-unit price hard to quote up front?
Because units differ in size, window count and condition, and the amount of repair behind the siding is unknown until the wall is open. Our per-door and per-unit guides explain how the number is built up, and why it is an output of the scope rather than a starting point.
Do replacement windows in apartment buildings have to meet Title 24?
Yes. The California Energy Code applies to replacement windows in multifamily buildings, and the requirement depends on the date the permit application is submitted. That can catch out a project phased over several years. Our multifamily Title 24 guide explains how.
