How to Get a Siding Repair Quote That Is Not a Guess

A siding replacement can be quoted accurately from the outside. A siding repair usually cannot, and that is the honest reason repair quotes vary so much more than replacement quotes for the same house.

The useful response is not to hunt for a contractor who will commit to a number regardless. It is to ask for a quote built so that the unknown part is priced in advance instead of argued about later.

Why the number moves

What you can see is the cladding. What decides the cost is frequently what is behind it:

• Sheathing condition. Water that got past the siding may have been sitting on the sheathing for years. Replacing a few boards is cheap; replacing the panel behind them is not.
• Framing. Rot that reaches the studs turns a cladding repair into a carpentry job.
• The weather-resistive barrier. If the housewrap or felt behind the siding has failed, putting new boards over it repeats the failure. Our page on preventing water damage behind siding covers what that damage looks like.
• Flashing at windows and penetrations. The most common actual source of the water, and the most commonly skipped in a cheap repair.
• Extent. Damage rarely stops at the edge of what is visible. The wet area is almost always larger than the stained area.

None of this is knowable from a photograph. A bidder who does not mention any of it has either not thought about it or has priced it silently.

What a contractor should do before quoting

1. Probe the suspect areas. Soft wood gives itself away to a screwdriver. This takes minutes and separates cosmetic damage from structural.
2. Look at the base of walls and below windows. Water runs down. These are where it collects and where the evidence is.
3. Check inside. Staining, soft drywall or a musty smell on the interior side of an exterior wall changes the scope, and the answer is on the other side of the wall from where they are standing.
4. Open a test area where the evidence justifies it. On a repair of any size this is worth paying for. Finding out for a small fee now beats finding out for a change order later.
5. Say what they assumed. If no test opening was made, the quote is built on an assumption, and the assumption should be written down.

The structure that protects you

A repair quote that holds up has four parts:

1. A fixed price for the known scope

The visible, measurable work — so many boards, so much trim, so much paint. This should not move.

2. Unit rates for defined discoveries

A price per sheet of replaced sheathing, per linear foot of framing repair, per window re-flashed. This is the part most quotes omit and the part that decides whether a discovery is a transaction or a dispute. With unit rates agreed in advance, finding two bad sheathing panels costs a number you already accepted.

3. A stated trigger for stopping

What happens if the crew opens the wall and the damage is several times what was expected. A good contract says work pauses, you are shown it, and you decide — rather than the crew continuing and presenting the bill.

4. What is excluded

Paint, interior repairs, pest treatment, dry rot beyond a threshold, matching guarantees. Exclusions are not a red flag; unstated exclusions are.

Questions that change the answer

• What did you assume about the sheathing, and what happens if you are wrong?
• Have you identified where the water is getting in, or only where it came out? — repairs that fix the symptom recur.
• What is your unit rate for replacing a sheet of sheathing?
• What matching standard are you promising?
• Does the warranty cover the repair only, or the cause?
• If this turns out to need replacement rather than repair, what do I owe for the work done so far?

On price

Repair pricing depends on access, material, matching and what is behind the wall, and a range that did not look at your wall cannot know any of those.

What a range is good for: spotting a quote that sits far outside it in either direction. A repair priced well below the going rate is usually one that has assumed nothing is wrong behind the siding.
